In short: Everything worth finding in a frame is a connection, and every connection stops being visible once the plasterer arrives. These are the ones we actually record here.

Bracing that is not doing anything

A metal angle brace that has not been tensioned is installed, visible, and contributing nothing. It looks complete in a photograph taken from the doorway. Tension is the entire point of that component, and checking it takes a hand on the brace.

Hangers and bearing

Joist hangers not installed, and a rafter cut short at its bearing. Both are about members being supported the way the design assumed. A rafter that does not reach its full bearing is carrying load through a smaller contact area than anyone intended, permanently.

Steel needs its stiffener

We have recorded a stiffener to a steel beam as a finding here. Stiffeners stop a beam web buckling where load concentrates. Omitting one does not show until the load that needed it arrives.

The Camden corridor context

Gledswood Hills sits in the Macarthur area alongside Gledswood Farm and the surrounding Camden Council estates, and shares its trades with Oran Park and Catherine Field - which is why the same items appear across all three. We have also recorded a wall out of plumb beyond tolerance nearby at Oran Park.

FAQ

Questions Gledswood Hills owners ask about this

When exactly should I book the frame inspection?

Once the frame is up and the roof is on, before insulation and plaster. That is usually a window of about a week.

Can these be fixed easily?

At frame stage, nearly all of them - hardware, tensioning and additional members are straightforward while the frame is open.
